What questions should I ask a real estate agent before doing business with them?

How long have you been in business?Experience is key in the real estate industry. There are so many dimensions to a real estate transaction and almost every deal is different. Having an experienced agent on your side can help eliminate numerous problems and make sure that the transaction runs smoothly.

Are you a full time agent? –Many agents do not do enough business to support themselves fully on a real estate income. This can mean less time is devoted to helping you find a new home or marketing your home for sale. 

Can you outline your business procedures and how you can help meet our particular needs? –A buyers agent should help you through the mortgage process, home search and tours, comparative market analysis of homes to be considered, offer negotiation, monetary requirements, inspections and the closing process to name a few items of general concern.

A sellers agent should help you prepare your home for market, determine a reasonable market value, market your home to potential purchasers, explain the monetary situations involved with the sale, provide feedback on a regular basis, offer presentation, guidance through the inspection and appraisal processes and the closing process as well.

What type of additional education have you participated in? – The requirements for obtaining a real estate license are often minimal. Make sure the agent you hire is well rounded  in their education and best prepared to handle your particular real estate situation.

What experience do you have in the various fields of real estate? 

Iam a full time real estate professional and I have been one of the top agents in the largest company in Nebraska for the past several years.  I am currently licensed in both Nebraska and Iowa I have experience in every area of real estate including new construction, investment properties, existing home sales, previously listed properties that did not sell, short sales, foreclosures or REO’s, move up or downsizing purchases and sales, vacation properties, acreages and commercial properties.  I have also worked with 1031 exchanges, estate sales, and condo/townhome/villas.

What are the steps of selling my home?

  1. Determine an appropriate list price.
  2. Prepare your home inside and out to get it ready for sale.
  3. Schedule a photo session for listing pictures to be taken of your home.
  4. Discuss the marketing plan for you home.
  5. Complete any paperwork including disclosures.
  6. Add the listing to the Multiple Listing Service (MLS)
  7. Showings are held on your home.
  8. Written offer is presented.
  9. Purchase offer accepter, terms negotiated, inspections.
  10. Appraisal (ordered by lender), survey, release of contingencies, (if required)
  11. Escrow and title processed
  12. Pack and get ready for the move
  13. Closing…. Congratulations!

Absolutely! What are the steps to purchase a home or property?

  1. Determine your needs in a new home.
  2. Talk with a mortgage lender for pre-approval and price range.
  3. Select and tour homes that meet your requirements.
  4. Write and present an offer to purchase.
  5. Acceptance of contract.
  6. Arrange for inspections.
  7. Mortgage application, appraisal and credit report.
  8. Mortgage loan approval.
  9. Title company/Escrow company title search.
  10. Order Homeowners and or/Hazard Insurance.
  11. Arrange for closing date and assemble documents.
  12. Schedule movers and utilities.
  13. Review the HUD or Closing Statement for accuracy.
  14. Get a certified check for the funds needed at closing.
  15. Final walk-through of the home.
  16. Closing.
  17. Move-in to your new home!

I have numerous trusted contacts to help in any aspect of the sale or purchase of a property, even if it is a service needed before or long after the transaction.  If you are looking for a particular service provider please let me know and I would be happy to share the contact information for any services needed.


What kind of things should I be looking for when I am touring a prospective property? 

A home inspection is always a good idea when purchasing a new home but there are several things you can look for yourself before deciding to make an offer on a property.  If possible look at the roofing materials. Curled, split or missing shingles can often mean that the roof is ending it’s useable life span.  Missing or defective downspouts, gutters or siding materials are always something to be aware of as they can be the beginning of larger problems as well.  In the interior of the home check for any cracks in the foundation or for any water spots on the ceilings. There are several other items that can be telling of the homes interior Make sure that the home is conducive to your lifestyle and that the floorplan will work for your needs.    


Do I need to get Pre-Approved with a lender before I start looking at homes?

It is highly recommended that you speak with a trusted lender before starting your home search. They can help guide you on a comfortable home price to consider and can help determine what type of financing would be your best option which can narrow down the available home choices in your area. They can also help determine if there are any credit issues that would need to be taken care of prior to qualifying for a home loan.


Will you tell me what I need to do to get my home ready for the market?

Absolutely! This is one of the most important aspects of real estate. There are many home improvement projects that can help increase your homes value but the cost of the projects may often exceed the recouped value. I can help you determine if the repairs or improvements are necessary or advisable.  I also have degrees in both interior design and landscape design and I am a certified home stager.  All of these services I offer my clients free of charge.
