Setting the Scene for Buyers: The Importance of Staging Your Home

Staging your home involves setting rooms up in an appealing way, demonstrating the room’s potential. Staging your home before trying to sell it can net you all sorts of benefits, including:


• Getting you more money on the sale of your home

• Giving people ideas of what rooms could be used for

• Making your home seem more welcoming


NP Dodge Buyer’s Agent Cassidee Reeve said people should stage their homes to alleviate as many weaknesses as possible and focus a potential buyer’s attention on the strengths of the home.


“So if you have a small room and there’s nothing in there, or there is too much furniture in there, that will put a negative focus on that room. But if you stage it with just the right amount of furniture and accents, it will seem like a useful room and the positive aspects of how that smaller space can be used will work for you,” she explained.


A room needs to be presented as it is purposed. What does that mean? It means a dining room needs to be staged as a dining room, a bedroom as a bedroom and so on.


Less than 10% of people can visualize beyond what they are seeing - that’s why Cassidee said staging a home is so important.

You will make more of a profit if you stage your home before selling it. 


Cassidee said a 2007 survey of Accredited Staging Professionals by the training company Staged Homes found that 94% of staged homes sold on average in one month or less and spent 80% less time on the market than those that were not staged. 


The two most common problems sellers have when trying to sell a home are rooms that are odd shapes and sizes as well as poor lighting. Happily, these are things that can be overcome with proper staging. 


Cassidee said staging is something she offers free of charge for her clients. In fact, she is one of only eight agents who are also certified stagers within the Nebraska/Iowa area.
